Hey Marc! Thank you for calling kings electric & a/c for your electrical needs. Today I came into the rental unit and the tenant was explaining to me the issues that are occurring. After opening up the panel and troubleshooting, I came to the conclusion that you’ll need to replace the panel itself, it’s an old panel and it is starting to burn up on the buss bar. However that’s not the only issue that you’re having, the a/c system will need some work as well. I’ll be sending all my findings to your email. I hope you have a great Day! Remove burnt out feeder wire from meter to main panel. Approximately 2ft Temporary install (1) 125 amps main breaker to feed the panel. Recommend customer replace the panel as soon as possible

Replace (1) 125 amp main breaker Repair burnout feeder about 5 inches

1)——Add pig tail to 2 wires on double tapped breaker to make it 1 wire on the breaker.

GFCI installation

1 year AC RCC. 3 times/year

Diagnosis level 1 Supply and install (1) power cord for disposal

Reset GFCi breaker

Replace Exterior 200 amp main breaker panel

AC tune up

1)-----Extend circuit from inside outlet to exterior jucntion box. 2)-----Install weather resistant GFI and bubble cover at exterior jucntion box. 3)-----Remove other exterior outlet. 4)-----Install new receptacle and bubble cover.

Supply and install (3) white outdoor photocell lights (incadecent) Install (1) dimmer

1)-----Remove 200 amp main breaker panel. 2)----Replace with new 8/16 circuit 200 amp main breaker feed thru panel. 3)-----Label panel and clean area. NOTE: CUSTOMER IS AWARE THAT THIS MAY OR MAY NOT FIX THE ISSUE OF MAIN TRIPPING. NO GAURANTEE.

1)-----Remove bad 200 amp main breaker. 2)-----Supply and install new 200 amp main breaker.

Water heater trips when elements kick in. Breaker is getting power and not tripping unless water heater is connected

1)-----Remove 200 amp main breaker outdoor enclosure. 2)-----Replace with new 200 amp 8/16 circuit outdoor main breaker panel. 3)-----Install whole house surge protector. 4)-----Update grounding: Install 2 new ground rods, 1 water pipe ground and 1 low voltage ground bridge interconnected with #4 gauge bare copper wire. 5)-----Label panel and clean area.
